Blueprints
available from Home Concepts were prepared to meet the Ontario Building Code of
Canada at the time of design and should largely comply with building codes in
North America.
Regulations and
building practices do however vary according to geographic location.
Your blueprints
may need to be modified to comply with local building conditions, energy codes,
seismic and soil conditions, snow loads, zoning regulations, and other
ordinances or requirements. Normally these modifications are of a minor nature
and will require hand written annotations on or a short addendum to the
blueprints.
The blueprints
are intended for use by a qualified builder capable of determining the
modifications and details required before and during construction as they
relate to your building site and geographic location.
Some building
authorities require that an architect or engineer review your blueprints prior
to construction. Contact your local building plan authority for requirements in
your area.
We
HIGHLY recommend obtaining help from a local
professional (architect, builder, designer or engineer) if you have never
attempted building to the scope of these blueprints. It is expected that all
trades people know the details of their trade and have the expertise to
construct the designs described in the blueprints and determine certain
construction details on site.
Blueprints are
to be used in strict compliance with all local building codes and
ordinances.

COPYRIGHT & LICENSE
Copyright laws
protect the intellectual property of architects and home designers. These legal
protections exist to protect all parties including you.
CONSTRUCTION blueprints include a license to use the documents
to construct a single unit depicted in the blueprints. When you purchase
CONSTRUCTION blueprints, Home Concepts, as licensor, is
granting to you, as licensee, the right to use the documents to construct a
single unit depicted in the blueprints. This is an exclusive license, which may
not be resold, duplicated, published or distributed (both electronically or in
print) without written permission of Home Concepts.
STUDY blueprints are identical to CONSTRUCTION blueprints, but do
NOT include the license to construct the
unit depicted in the buildiing plan set. STUDY
blueprints are stamped with
'STUDY
SET - NOT FOR CONSTRUCTION
DO NOT ISSUE BUILDING PERMIT'.
Municipal
building authorities will not issue building permits for blueprints bearing
this stamp. You may use STUDY blueprints to assess your
building options, suitabilty of design & to obtain quotations from
builders, trades & suppliers. If you intend to proceed with the
construction of the design or modification of the design depicted in the
STUDY blueprints, you must purchase the CONSTRUCTION blueprints to obtain the construction
license.
Both
CONSTRUCTION & STUDY
blueprints include a license to customize the design to suit your personal
preferences. These modifications are known as DERIVATIVE
WORKS and as such retain the original copyright protection, including
resale and duplication. The modifications may be made by you, your builder or
local architect or designer. Even if the blueprints are completely redrawn,
they remain derivative works.
You may, as
licensee, print as many of the electronic blueprints as you require to complete
your project. Upon completion of the project, you should collect & retain
all prints except those required by government agencies.
A
DERIVATIVE WORK would include the reverse engineering of
blueprint information obtained from Home Concepts' Portfolio found on this web
site. Blueprints should be purchased.
